Insurance Tips for Home Buyers




Hi, so I want to give you some tips and information on homeowners insurance today. So every buyer who buys a home needs to get homeowners insurance because a lender will not lend if a home is not insured and also you want to protect your largest asset your home, right?   
Most people don't think about their insurance for their home until the lender says "Oh, we need insurance. So we need an insurance certificate to close the loan and get you into your new home."  And that's when you take care of it.  
We actually need to rethink that. We need to get the insurance agent involved right at the beginning, right when we open escrow.  The reason for that is there are a number of things that can affect insurance and we want to take care of those upfront.  This is to make sure you're getting the right policy at the right price. We all know about the fire issues in the foothills - that's one thing that can affect your policy.  There could be prior damages or policy claims from the previous owner and also characteristics of the home that could affect the insurability of the home.  If you wait until near the end of escrow to look into it, those things could cause your policy price to go up once you've closed escrow.  And suddenly your home is costing you more than you anticipated.  It also could affect the insurability of the home with that particular insurance company.  That's why we need to get the experts involved right up front so they can give us all the information and make sure all your options are covered!
