Local Market Update 5-16-2021

I hope you are all enjoying the beautiful Spring weather.  Our market remains CRAZY, right??!!?  Life is full! With things continuing to open up and restrictions easing,  this summer should be full of events and festivals for us to enjoy.   

Here's what's happening in our area - Fair Oaks, Orangevale and Citrus Heights - for the past week:
New listings are at the highest we have seen for one week since the pandemic started!  This is very great news and may be due to the easing of covid fears.  First week pendings are also up at 25% of new listings.   We are seeing the back on market listings remain steady at 8 for the past 4 weeks now.

Seven homes came back on the market due to failed escrows, more than last week. The number of active homes on the market decreased this past week to 109. A few more homes closed escrow last week and the average listed and sold prices were both down from the week before. The average sold price came in $12,700 higher than the average listed price, which is a trend we have been seeing pretty regularly in recent weeks.
