 Sacramento Region Real Estate: February 2026 Market Update

Spring is in the air — and so is buyer activity. February 2026 brought clear signals that the Sacramento region's real estate market is firmly in seller's territory, with rising pending sales, tight inventory, and prices holding steady. Here's a breakdown of what the data is telling us across Sacramento, Placer, El Dorado, Yolo, and Amador counties.

 

The Big Picture: A Seller's Market Across the Region

Across the combined Sac-Pla-Eld-Yol area, February painted an encouraging picture for sellers:

 

        2,872 homes for sale — nearly identical to last February (-0.8%), and inventory is climbing as we head into spring

        1,203 homes sold — down just 2% year-over-year, but up 16.2% from January, signaling the seasonal surge has begun

        1,512 homes went under contract (pended) — up 10.4% from a year ago and up 14.6% from January. Buyers are moving.

        Months of inventory: just 2.4 — well below the 3-month threshold that defines a seller's market

        Median sold price: $585,000 — up 3% from January, and trending neutral on a 6-month basis

        Homes are selling in an average of 45 days, with sellers receiving 97% of their original list price

Sacramento County

The most active market in the region. With over 700 homes sold in February and just 2.1 months of supply, Sacramento is deeply in seller's territory. The median sold price of $544K remained remarkably consistent, and homes are going for 98% of original list price — sellers have very little need to negotiate.

Placer County

Placer continued its strong performance with 293 sales and a median of $640K. At 2.6 months of inventory, it remains a solid seller's market. Days on market ticked up slightly to 47 days, which is normal seasonal behavior. Pending sales were up 5.6% year-over-year — a good sign for spring momentum.

El Dorado County

El Dorado is the most balanced market in the report, with 3.8 months of inventory — straddling the line between seller's and neutral territory. The median sold price held firm at $700K, and pending sales jumped 15.6% year-over-year, suggesting demand is there even if the pace is more measured.

Yolo County

Yolo had a standout February: pending sales surged 61.3% month-over-month, and the pended absorption rate hit nearly 56% — one of the strongest readings in the report. With just 2.5 months of supply and a median sold price of $605K, Yolo is a healthy seller's market with real buyer urgency.

Amador County

Amador plays by different rules — it's a smaller, more rural market with 5.9 months of inventory, which puts it in neutral-to-buyer territory by traditional measures. That said, February saw a dramatic 103.7% year-over-year jump in pending sales (55 vs. 27 last year), suggesting renewed buyer interest. The median sold price was $445K, offering affordability compared to the rest of the region.

 

What This Means For You

If You're a Seller...

Conditions are favorable. Inventory is tight, buyer activity is picking up, and you're likely to receive close to your asking price. The spring market is beginning to accelerate — listing sooner rather than later puts you ahead of the competition that will emerge in March and April.

If You're a Buyer...

Move with intention. Homes in Sacramento, Placer, and Yolo counties are not sitting long. Having your financing in order before you start touring will be critical. In El Dorado and Amador, you have a bit more breathing room, but the pending data suggests competition is picking up there too.
