Greater Sacramento Market Update
INVENTORY SLIPS BUT DOESN’T STALL LOCAL HOUSING SALES
15% fewer homes available for sale versus October
The number of active and available homes for sale throughout Greater Sacramento declined a 15 percent since October yet currently stands 2 percent above last year at this time. Market demand, based on newly pended sales, showed less than 2 months of home supply on December 1st. This information is based upon data provided by Trendgraphix Inc.
Although the number of homes that went under contract as pending sales (2,310) and were sold and closed (2,159) across the region for November were down from October (2,548 and 2,215 respectively), they exhibit a normal seasonal adjustment in buyer activity. They also show a strong conclusion to 2017 as the new pending sales for the month were 13 percent higher than November of 2016.
Homes prices remain relatively stable rising about 10% over last year and still 10% below the peak of 472,000 June 2006.

MMMMMacaroni and Cheese!
Here’s a hearty warm you up recipe for cold winter nights. The whole family will love this yummy dish!
All you need is a salad to complete the meal!
Ingredients:
2Tbs butter 2Tbs flour
1 + cups milk ½ tsp dry mustard
pepper to taste
1 pkg elbow macaroni (reg or gluten free)
1 lb. grated cheese (cheddar & swiss)
Directions:
Cook macaroni according to pkg directions. Drain & set aside. Melt butter over med low heat and add flour to make a roux. Remove from heat, whisk in milk. Heat over med until boiling while stirring. Lower heat and cook a few min more until thickened. Stir in cheese, add mustard and pepper to taste. Mix in macaroni. Put in baking dish. Top w/ more cheese. Bake at 350 degrees for about 30 min or until top is browned. Allow to stand a few minutes before serving.
